The lease that I use is called the Boulder Model Lease. It was written by the City of Boulder, and is designed to be fair to both parties.

 

There are a few related agreements that I may ask you to sign:

 

Lead Based Paint- This is a form written by the State of Colorado, intended to inform the renter of a house built prior to 1978 that there could be lead based paint present.

 

Water Bill Agreement- Unlike any of your other bills, if your water bill is not paid the Town of Erie will force me to pay it by putting a lien on the property. I will ask you to understand this, and pay your water bill. There will be a penalty if your water bill is not current when you move out.

 

Smoking & Carpet Agreement- Tobacco smoke can be very damaging to a property. I don’t want it. Before you move in, I or the departing renter will have the carpets professionally cleaned. I will ask you to have that done when you move out.

 

Limited Rent Increase- I will promise that any rent increase when the lease expires will not exceed 3% (may be rounded up to a five dollar increment)

 

There is no reason for you to bring these with you. I'm providing them as a courtesy for your review. Personally, I don't like to be surprised with things that I'm expected to sign. I'm attempting to practice the Golden Rule here.
